Getting your project done.
Even if this is your first time designing and building a project, we will guide you through the whole process from beginning to end.
We also act as an intermediary between you and the consultants that need to be hired in order to design and getting approvals for your project. In our extensive work experience we have preferred consultants that we can refer to you and put you in contact with, or you can select your own and we will work with them.
If you have your own builder, we will make contact with them since the very early stages when developing the concept design and communicate with them along the whole process to make sure we are aligned. In case you cannot provide your own trusted builder, we can refer you to our network of builder referrals. Lindsay is a Master Builders Queensland member and has access to high-quality builder members.

Step-by-Step
This simple step-by-step guide will give you an idea on what is involved from beginning to end when you start designing your project with us.

1. Project Briefing
- Initial consultation
- Understanding project requirements
- Setting up agreements
- Preparation of a design brief

4. Schematic Design
- Incorporating specialist consultant advice and documentation
- Delivering our first set of plans to you
- Evaluation of design options
- Material selection, etc.

2. Pre-Design
- Site analysis
- Measurements if necessary
- Integration of relevant information to the site
- Evaluating factors that impact the site
- Responding to the brief

5. Development Approval
- If a Development Approval (DA) is required, we will prepare the necessary plans and documents for the Town Planner and Building Certifier to lodge your application.

3. Concept Design
- Sketches in conjunction with brief
- Design responds to relevant codes and regulations
- Conceptual floor plans, elevations & 3D visualisation
- Further discussions on budget, timeframes & project requirements
- Responding and refinement of the brief, etc

6. Design Development
- Resolving outstanding design queries using creative solutions
- Ensuring compliance with BCA/NCC, Australian standards and all other relevant codes, legislation and regulations
- Collaborating and integrating specialist consultants documentation into an all-inclusive package
- Finalising material selections
- Cross-referencing design brief, budget and timeframes, etc
- These plans and documents can be submitted for Tender

7. Building Approval
- We prepare the necessary plans and documents for the Building Certifier to lodge your Building Approval (BA) application

8. Construction Documentation
- Delivery of all the necessary plans for the builder and engineers for construction
- Includes finishes plans, wet area details, joinery details and material boards
- Shop drawings
- External and Internal Finishes schedules, door and window schedules
- Construction Specifications

9. Completion
- We will perform the contract administration duties related to us, supporting your Construction Project Manager or Builder
- Defects List
- Rectification visits
- Building Certifier issues a Certificate of Classification
- Congratulations! Your project will be handed over to you!
