Our Process.

We take care of your entire project

Even if this is your first time designing and building a project, we will guide you through the whole process from beginning to end.

We also act as an intermediary between you and the consultants that need to be hired in order to design and getting approvals for your project. In our extensive work experience we have preferred consultants that we can refer to you and put you in contact with, or you can select your own and we will work with them.

If you have your own builder, we will make contact with them since the very early stages when developing the concept design and communicate with them along the whole process to make sure we are aligned. In case you cannot provide your own trusted builder, we can refer you to our network of builder referrals. Lindsay is a Master Builders Queensland member and has access to high-quality builder members.

Our goal is to make your life easier and we will take care of the technical stuff!​

We are a Revit based studio as it is the most used program across engineers and builders. We want to make it easier for them to work on their projects and construction. This allow us to collaborate on BIM 360 with all the consultants if necessary.


Our 3D modelling presentations and renders are produced on Twinmotion and SketchUp.

5. Development Approval

- If a Development Approval (DA) is required, we will prepare the necessary plans and documents for the Town Planner to lodge your application.

- We prepare the necessary plans and documents for the Building Certifier to lodge your Building Approval (BA) application

9. Completion

- We will perform the contract administration duties related to us, supporting your Construction Project Manager or Builder

- Building Certifier issues a Certificate of Classification

- Congratulations! Your project will be handed over to you!

6. Design Development

- Resolving outstanding design queries using creative solutions

- Ensuring compliance with BCA/NCC, Australian standards and all other relevant codes, legislation and regulations

- Collaborating and integrating specialist consultants documentation into an all-inclusive package

- Finalising material selections

- Cross-referencing design brief, budget and timeframes, etc

- These plans and documents can be submitted for Tender

8. Construction Documentation

- Delivery of all the necessary plans for the builder and engineers for construction

- Includes finishes plans, wet area details, joinery details and material boards

- Shop drawings

- External and Internal Finishes schedules, door and window schedules

Full Documentation

Once we have designed your concept and it has been approved by you, we will produce a series of sets of plans per each following stage. 

We will review them with you to get your approval.

The final stage will include specifications for your project, final renders and finishes/door/window schedules.

Approvals

When a Development Approval (DA) is required for your project, we will work together with a Building Certifier and Town Planner that can be referred by us, and produce the DA set of plans, forms and documentation required for them to lodge your application.

The same process will be followed for Building Approval (BA).

Stamping a Document
Project Coordination

When designing a project, there are different consultants that will need to be hired by you in addition to our design services.

We can refer you to our trusted referrals and coordinate their projects with ours, as well as facilitating their tax invoices for your payment.

Your project migth require to hire the services of the following consultants: Land Surveyor, Buidling Certifier, Town Planner, Project Manager, Structural Engineer, Geotechnical Engineer, Hydraulics Engineer, Electrical Engineer, Civil Engineer, Mechanical Engineer, Landscape Architect.

Contract Administration

Our role does not include Construction Project Management, however, we will perform the following contract administration duties:

- Site visits and defect reports sent to you to action changes with the builder or project manager

- Prepare, call and submit all the documentation for Tenders

- Review consultants and builder quotations and contracts 

- RFI's and Addendums to builders

- Attend site meetings with builder and other consultants

- Shop drawings and other builder's submissions

- Administer design variations and get client's approval

- Prepare defects list prior to practical completion

- Inspect rectifications 

- Issue a notice of practical completion

- Final completion or Handover to you

Interior Design

Depending on the complexity of the project and the level of detailing, we offer in-house Interior Design, or we can also refer you to outsourced Interior Designers.
